Where do I start?

This is one of the most common questions we see. To put it simply, most of the questions that will be asked at the beginning of your project will be answered by two plans:

  • First, you will need your building plans

  • Second you will need a plot plan (or a site plan)

Based on your building plans, your surveyor can place your new ADU on your lot with respect to setbacks from your property lines and your septic system (if you have one). After your ADU has been properly placed on your lot and shows compliance with the required setbacks, you now have something you can take to a contractor and start getting bids. Also, if you decide to contact the Town with questions it will be very difficult for them to help you without these initial plans. Just like a contractor can't possibly give you an estimate without a set of blueprints, the town cannot tell you if your building meets setbacks without a plot plan.
