1. What is an ADU?  ADU stands for Accessory Dwelling Unit. It is a secondary residential unit on the same lot as a primary home.  They usually have their own kitchen, bathroom and living area.  ADUs can be detached, attached or within the main house or above a garage.

2. What is the first step? Purchasing your building plans is the first step in the building permit process.  Browse our plans and purchase today.

 

3. What are the benefits of ADUs?  ADUs can provide additional living space for renters or family members.  It will increase the property value and generate income if rented.  Most importantly it helps address the housing challenges  we face today.

 

4. Can I customize the layout of my ADU?  Yes, absolutely whether you’re looking for a minor modification to one of our existing plans or completely custom design. We are happy to accommodate your vision. Simply email us with your request and a member of our team will respond promptly.

5. Do you offer accessible floor plans for people with mobility needs?  Yes, we do. We offer an accessible floor plan designed to accommodate individuals with mobility needs, you can view an example on our website. Additionally, any of our plans can be customized to meet specific accessibility requirements.

 

6​Do your designs support aging-in-place features (e.g., roll-in showers, no-step entry)? Absolutely, all of our homes can be customized to include age in place features please contact us for specifics.

7. Can you match the look of my existing home or neighborhood aesthetic? Yes, absolutely all of our homes can be customized with specific requests. Please reach out to us for a specific need.

8. If I see a floor plan that I like but really like the outside of another floor plan can you make those types of changes?  Absolutely! After you purchase the plan, please contact us with your customization request.

Zoning & Permitting (ONLY MASSACHUSETTS)

 

1. Do I need a special permit to build an ADU?  According to CMR 760-71 the 1st ADU is allowed on your property without a special permit.

 

​2. How do setbacks, lot coverage, and other local zoning rules apply?  Detached ADU’s are considered accessory buildings and, may enjoy the same zoning by-laws that apply to accessory building in your district.

3. Will you help with the permitting process? Absolutely, we have a  certified building official on staff, as well as several other consultants that are here to guide you through the entire process. Please contact us through our website for more details.

 

5. How much does a custom ADU typically cost? Please reach out for a quote on a custom build.

6. How long does it take to design and build an ADU?  We offer pre-design plans available for immediate download. If you require any custom modifications, these can be accommodated for an additional fee. Construction timelines and cost will vary, depending on the scope of the project and can be discussed directly with our in-house general contractor, who is available to guide you through the building process.

7.  Do you handle everything, or do I need to hire outside contractors?  We manage the entire process from start to finish. This includes permitting, addressing zoning issues, and coordinating with local building officials. Our team includes a licensed general contractor and state certified building official in Massachusetts, ensuring a seamless and fully supported experience without the need to hire outside help.
