Tiny homes like the one's below are now a stand-alone appendix to the Massachusetts Building Code. Tiny homes are required to be 400 square feet or less. However, the code is slightly relaxed in several key areas. For example, energy code requirements are slightly lower making it much easier to meet code. "Loft" areas (which are not counted towards square footage) can be accessed by ships ladders or stairs that can fit into much more compact area than typical stairs.

This option can be the perfect solution to a situation where there isn't a lot of room on a lot, or a very economical dwelling unit is the goal.
